100, four months in a row, one of these three suburbs has scored a perfect 100 for four consecutive months. While its median price fell 14%, another just dropped 20 points in a single month, the same month its vacancy hit an 18-month high. Parramatta, Kinkora, Whitehills, and the winner is the cheapest suburb on the card. Welcome to The Suburb Showdown. I'm Jacob from Ripe House Advisory. Property investment is a science, not a vibe, not a hot tip. Every suburb goes through the same four layers of research, macro, LGA, suburb fundamentals, and street-level data. Three viewer-requested suburbs went in. We count them down from worst to best, and you don't find out the ranking until the end of each segment. Today's three come from the picky follow list, and tonight, one metric called every score before the score moved. Subscribe if you want tomorrow's three first. Four layers, macro, the national picture, LGA, the council area where the jobs and the building approvals live, suburb, the actual market you're buying into, and street, because two houses 800 metres apart can be completely different investments. Most people stop at layer three, the money is in layer four. Three face-down cards, 69, 98, 100, 31 points between first and last. Tonight, one metric called every score before the score moved, the rent. We start at the bottom in Sydney's second CBD. Suburb number three, Parramatta, New South Wales, postcode 2150, Sydney's second CBD, and the first time we have rated the Parramatta Metro on this show. 74 people on picky are following it right now, and 17 months of stability ended in July. Start with Parramatta City Council. Employment diversity sits in the 94th percentile, the strongest economy on tonight's card, health, public administration, financial services, but supply is in the ninth percentile, 32 approvals for every thousand existing dwellings, a heavy pipeline still delivering. The council R score sits at the 92nd percentile, a strong council, a heavy pipeline. Here's what that combination did to the suburb. Now the suburb itself, Parramatta's median house sold for $1.62 million in July. That is down 25.5% from the October 2024 peak of 2.175 million. Yield, 2.54%, vacancy, 4.7%, and that number has risen seven months in a row. Days on market, 17, owner occupied just 24%. This is an investor's suburb, 56% investor tenure, 538 sales in the past 12 months. So the deepest market on tonight's card, and one caveat before the charts. Parramatta is a unit dominant CBD, nearly 300 units listed for every seven houses. So the price series you are about to see is the house sub market inside a unit market. Look at the buy side first. The median house price peaked at 2.175 million in October 2024. It has been repricing ever since, 1.62 million in July. Now watch the R score, 79 in January last year, up to 93 by September, then 17 months inside a 16 point band until July 69 minus 20 in one month. Here's why. The rent side, vacancy, 2.9% in March, 3.1, 3.3, 4.0, 4.7 in July, seven consecutive monthly rises and an 18 month high. And the rent, $800 a week in January, then 790 in March. And it has not moved since, five months, frozen. When vacancy rises for seven straight months and the rent cannot move, the tenant pool has run out. The score did not fall because of the price, it fell because of this. Street level, Parramatta is 5.3 square kilometres, the CBD grid and its immediate fringe. The sold price gradient peaks in the Northern streets towa
