What is Usable Equity and How Do You Calculate It?

Usable equity is the portion of your property’s equity that a bank will actually allow you to borrow against without paying Lenders Mortgage Insurance—typically calculated as 80% of the property’s current bank valuation minus your existing loan balance. It differs from total paper equity, which is the full market value minus your debt. Australian homeowners routinely use a standalone usable-equity loan split to fund the 20% deposit and stamp duty for an investment property.

Why you should never invest 100% of your usable equity

Just because a bank will release $300,000 of usable equity does not mean all $300,000 should go into a deposit. Ripehouse Advisory always sizes your purchase so a dedicated cash/redraw reserve remains untouched for interest-rate movements, maintenance, and peace of mind.
