My name is Jacob and I'm the founder of Ripe House Advisory. If you're watching this, you've most likely spoken with one of our team about your goals. This video continues that conversation and paints some colour behind the scenes. It's something you can watch in your own time and share with your partner or anyone else who is part of the decision. It's been a true honour to be trusted by thousands of Australians over the years to help them build wealth and a legacy they can be proud of. I want to walk you through three things. What our clients are working towards, the process we follow from choosing the right location to the right street and ultimately the right property and thirdly, what it's actually like to work with us, how we measure ourselves and what it costs. Ripe House Advisory is my life's work. I hope you get some real value from this. First and most importantly, we need to understand what you're working towards. This is no one-size-fits-all approach to property investing. Some clients want to grow their wealth or set themselves up for a better retirement. Others want to grow their self-managed super fund. Some follow a debt reduction strategy using the borrowing capacity they have to buy one, two or three investment properties, holding them through a growth period of perhaps three to seven years and then selling to help pay off their home loan sooner. We also work with people who are priced out of their local market, particularly in Sydney and Melbourne or who simply don't want to carry such a large mortgage. My wife Anna and I used this strategy ourselves when we were starting out. As I often say to clients, rent where you like and invest where is best. It's commonly known as rent vesting. Whatever your goal is, it becomes the brief. Everything that follows is measured against it. Our focus is established freestanding family homes, three or four bedrooms with a meaningful land component and no body corporate. We don't buy apartments, units or townhouses and we don't work with builders or developers. That's a deliberate choice and we keep testing it. Recently we ran one of the largest studies of this nature in Australia using seven and a half million sold records comparing genuine new homes with established homes that each sold twice. Established houses purchased in 2020 and resold within five years grew at nearly double the rate of the new builds. We'll see this trend continue throughout 2026 and beyond. Importantly, one in 12 new build buyers lost money over that period, meaning they are stuck compared with one in 250 for established homes. Those were strong years for the market and past results don't predict future ones but the gap was consistent across almost every state. Based on that evidence, established family houses still come out on top. Strong owner-occupier appeal, genuine scarcity and limited new supply make them, in our view, the engine room of investment performance. At Rye Palace we've worked to turn property investing into a science. That means we are always looking to adapt, evolve and improve. We've had the privilege of helping thousands of Australians purchase more than 2,000 properties and the pace has ramped up significantly over the last year or so. That experience matters, not because of the number itself but because every purchase teaches us something we apply to the next one. One thing we've consistently found is that opportunities emerge when the right drivers come together. Employment, does the lo
