But buying around Brisbane for the Olympics? Here is a number that surprised me. Ipswich's median rose 11% this year. Brisbane City's median rose less than 2%. Same Olympics, same host region, very different results. I will compare five council areas and show you the checks to run before you pay an Olympic premium. Every Olympic host city tells the same story before the Games arrive. Sydney before 2000, London before 2012, billions get spent and buyers assume the suburbs near the venues win first. Five council areas carry that assumption for Brisbane 2032. Brisbane City, Logan, Moreton Bay, Ipswich, Redland. This is our own grouping built from the public venue list, not an official government boundary. Brisbane City, the council that actually holds the main stadium up 1.63%, barely above the state average. The area getting the most Olympic attention is doing the least. The area with the least Olympic glamour is doing the most. Here is the honest limit of this comparison. The rest of Queensland is not a clean control group. It holds other Olympic venues too, in the Sunshine Coast, Rockhampton and Toowoomba. A suburb can gain from the Games and still grow slower than a suburb with nothing to do with them. This comparison cannot separate those two things. Ipswich's growth likely has more to do with the affordability and its own infrastructure pipeline more than the Olympics. This is a real strength and maybe a sturdier one than a hype-driven bump. But it is a hypothesis worth testing and not a proven cause. I run checks like this every week on every hot claim. Subscribe if that gap surprised you. Here is my dad maths. If one of my kids asks, should I buy in Brisbane City because of the Olympics, I would tell them this. Brisbane City's own number is the weakest of the five areas I just showed you. Before I let a kid of mine pay an Olympic premium, I would make them check three things. What is already priced into the suburb today and whether the suburb works on its own fundamentals with the Olympics story removed entirely. Would I buy Brisbane City for the Olympics story alone? No. Would I take a closer look at Ipswich on its own merits? Yes. That is a decision about Ipswich, not about the Olympics. Buying anywhere in the five host council areas does not guarantee a result. The actual street. Right now, they're not moving together. The strongest mover in the entire corridor has almost nothing to do with the Olympics. Check your own street for free. If you are looking at buying to live or invest, you need to know things like public housing concentration, rental demand, owner occupier demand, yield and street level, sole price density. The link below is for a 10 second check. There's no sign up required. Three numbers, one city. The corridor is not beating the rest of the state. Ipswich is doing real broad based work. Brisbane City barely moves. Do not pay a premium the data has not earned yet. This is general information, not personal advice. Talk to a licensed advisor before you buy and I'll see you soon.
