Who We Help · Rentvesting

Rentvesting in Australia: Live Where You Love, Buy Where the Data Performs.

In inner Sydney, Melbourne, or coastal lifestyle suburbs, renting a $1.8M home often costs half as much per week as owning it with an 80% mortgage. Rentvesting lets you keep your lifestyle while deploying your deposit into high-growth, high-yield markets where the numbers actually work.

The arbitrage at the heart of Australian rentvesting

In Australia’s most expensive lifestyle postcodes, house prices have decoupled from weekly rents—meaning gross yields sit around 2.2% to 2.8%. Renting in those suburbs is mathematically a bargain compared to taking on a $1.4M non-deductible mortgage. Meanwhile, in high-R-Score regional cities and outer-metro corridors, freestanding houses trade at $550k–$850k with 4.8%–5.8% gross yields and sub-1.5% vacancy. Rentvesting captures both sides of that spread.

Can I use the 6-year CGT main residence exemption when rentvesting?

If you live in a property first as your genuine principal place of residence before moving out and renting it to tenants, Australian tax rules (the 6-year absence rule) may allow you to continue treating it as your main residence for CGT purposes for up to 6 years if you do not claim another main residence. Always confirm eligibility with your tax accountant.
