What is Lenders Mortgage Insurance (LMI) in Australia?

Lenders Mortgage Insurance (LMI) is a one-off insurance premium charged to a borrower when their mortgage exceeds 80% of the property’s bank valuation (80% LVR). Importantly, LMI protects the bank—not the borrower—against a loss if the borrower defaults and the property sells for less than the loan balance. For property investors, LMI can often be capitalised (added onto the loan) and its cost is generally tax-deductible over five years (or the term of the loan, whichever is shorter) under Australian tax rules.

How to Read Lenders Mortgage Insurance (LMI) in Australian Property

Reading / TierMarket InterpretationWhat It Means for Property Investors
80% LVR ($120k deposit on $600k)$0 LMIStandard benchmark for equity releases and cash buyers
88% LVR ($72k deposit on $600k)~$8,000 – $14,000 LMIPreserves ~$48,000 of cash/equity for buffers or a second deposit
90% Medico Waiver$0 LMI (Eligible Professions)Available to qualifying medical & healthcare practitioners

When paying LMI makes mathematical sense—and when it doesn’t

If waiting two years to save an extra $45,000 deposit means watching a $600,000 house in a 92/100 R-Score suburb rise to $710,000, avoiding a $10,000 LMI fee just cost you $110,000 in missed equity. Conversely, if you already have ample usable equity at 80% LVR, staying at 80% LVR avoids LMI completely.
