Analysis & Transcript Highlights

The property market is not moving as one national average. In the first weeks of spring, the real story is showing up in price bands — and one decile has already run much harder than the headlines suggest. • Decile 8 recorded the strongest four-week move, with around 5% capital growth • Decile 1 rose about 2% in the same period, from $382,000 to $390,000 • The most expensive 10% of properties saw almost 3% growth over four weeks • The city of Blacktown was the most active LGA in Decile 8 • The Shire of Capel in WA led the cheapest decile, with a weekly median sold price of $415,000 • Around 2,500 sales were recorded for the week, with roughly 250 sales in each decile What this means for investors: the market is already behaving differently across price bands, and the strongest signal is coming from sold prices — not the headlines. That’s why professional property research matters: it helps you see where the momentum is forming before the broader market narrative catches up. This video helps us to read the property market as it stands today the beginning of spring in price bands and not headlines. So this is the type of data that we're going to be diving into in this video. It will be a deep dive so strap yourself in and it's going to help us to make sense of the current media headlines, the doom and gloom news cycle and see if there is a silver lining that I can see emerging. My name is Jacob Field from Ripe House Advisory and we use data and property intelligence to find investment property alpha. So the quick scan of the headlines today, this is literally just as I've filmed this video I've dived in, it was the same story yesterday. Sydney faces quickest and deepest housing crash in at least 20 years as CBA warns. This is literally just scanning the top mastheads and we've all heard about the Barthler lenders construction group going into liquidation this week. It feels like a GFC vibe on asset values as they head south and this one from the Australian Treasury Department will have to answer for rosy house price forecasts. That's probably my favourite, like the Treasury really do care about what's occurring with the property market I wouldn't have thought so. Let's just jump straight into the data because this is where things get interesting. Now this data here, this chart shows the market broken up into ten price bands. It's not the national average, it's not a city-by-city average, it's not a headline. It's broken up into ten deciles. That is looking at all the properties that sold across a period, breaking them up into ten chunks, right, the most expensive to the cheapest in order and then putting them into ten same-size chunks, a decile. We can see here that Decile 8 recorded the strongest four-week move in this run. This is going back for the full year. You can also see this on the chart, right, so if we go to Decile 8, we can see here with the legend, the yellow is Decile 10, that is the most expensive 10% of properties and we're tracking the median of that Decile. The next most expensive 10%, the median of that is D9. We can see how that price changes over time and we can start to see patterns emerging. We can see here Decile 8, in the last four weeks, has had the strongest capital growth and this is in suburb sold prices, so suburb sold medians, but we've actually digged into this a little bit deeper. It takes all of those sales in that chunk of 10 and then tracks the median of those. So we can see some really interesting patterns emerging. We can see over Christmas we had sold prices dropping. The more expensive properties may have held longer on the market over Christmas, you know, people have packed up shop and then as you would expect that has corrected and recovered back to the similar levels, you know, so we've basically had a lost month and a half. Really interesting pattern that we see. We've had the top end of the market, I'll just move out of the way, the top end of the market there in the beginning of October has just pulled back slightly. This is thousands of property sales, you know, 2,000 plus a week, so the data is very reliable. We've had obviously a budget occur where we had a very immediate downtrend in the market and then we've had continued interest rate increases throughout the year. It has stabilised a little bit now. Now I'm going to ask you a question. There is a story in this chart which is extremely important and extremely powerful. It's not hype, it's not an agenda, it'
