Analysis & Transcript Highlights

One finance decision can change the entire shape of a property portfolio. In this video, we break down why the right broker strategy matters, especially as lending rules tighten and portfolio structures become more important. • One broker helped an investor reach 5 properties; another helped the same person reach 11, then beyond. • With the right structuring, that same investor unlocked 40+ properties. • The speaker’s own broker has been voted the number one broker in the country 18 of the last 20 years. • A $2.5 million commercial property was structured in trust to pass down through generations. • The May budget changed the lending environment, with debt-to-service ratios tightening and tax treatment of investment lending shifting. • Wrong structures can cost years and sometimes six figures in tax and stamp duty. What this means for you: if you’re building a property portfolio, the broker and structure you choose can matter as much as the property itself. The right finance strategy can open doors that a basic loan setup simply won’t. Almost 20 years ago, a mortgage broker looked me in the eye and told me to slow down. I was a software engineer at Optus at the Macquarie Park campus. Ray from Aussie Home Loans Halls had come to meet me in the foyer. My wife Anna and I had just bought our third investment property near Newcastle. We'd renovated it. We were ready to refinance and go again. And Ray said, you're moving quickly. Maybe you should just take it easy. It didn't compute. I grew up with my dad on the sole parent pension. I wasn't building a portfolio as a hobby. I was building financial stability for my family of the kind I never had. So when Ray said no, I didn't slow down. I went and found someone who understood what I was building. His name was Richard. He was an investor himself. Same income, same property, same me. But Richard saw structure where Ray saw risk. Three more purchases, quickly. Then I hit my next limit because here's what nobody tells you. Every lending strategy has a ceiling. The question is whether your broker can see past it. My accountant at the time, far more experienced than me with a very large portfolio, told me his version of the same story. His first broker got him to five properties. His second got him to 11, stuck again. Then he found someone who understood structuring. Different lenders, different entities, different sequence, and unlocked 40 plus. Five, 11, 40. Same man, same income. The only variable that changed was the person structuring the finance. Now, here's why I'm telling you this today and not last year. The May budget changed the game underneath you. Debt to service ratios are tightening. The tax treatment of investment lending has shifted. Lending regulations are being rewritten while most brokers are still quoting last year's rules. And these changes don't send you a letter. They show up as a no at your next refinance, your next pre-approval, your next purchase. By the time you discover your structure is wrong, you've usually already paid for it. You only get one chance to set up your structures, your portfolio, and your finance correctly. Unwinding a wrong structure costs years and sometimes six figures in tax and stamp duty. So ask yourself honestly, are you playing financial chess or checkers? There are thousands of brokers in this country and the difference between the best broker in Australia and the 450th best broker is not 449 places. It's the difference between five properties and 40. The broker I use for my own portfolio has been voted the number one broker in the country 18 of the last 20 years. 18 of 20. That is not luck. That is decades of compounding mastery of one craft. My last acquisition with him, a $2.5 million commercial property held in trust, structured to pass down through generations of my family, I demand the absolute best for my own money. I think you should too. So here's my offer test. And it's simple. If you want to know whether your finance is structured for where you're going, not just where you are, I will personally introduce you to my broker. No cost, no obligation, just an introduction to the person I trust with my own portfolio. Write to me directly, jacob at ripehouseadvisory.com.au. The address is on your screen right now. The investors who got to 40 properties weren't smarter. They just refused to accept the first no. Don't settle for yours.
