Tamworth Property Market: 23-Day Sales, But 0.2% Vacancy | Suburb Check
Analysis & Transcript Highlights
Tamworth was requested in a head-to-head with Bundaberg — here’s what the data says. Tamworth is the momentum market here: 23 days on market, 0.2% vacancy, and rents up $50 a week in a year. → South Tamworth scores 96, with East and North Tamworth also on 96 → West Tamworth scores 44 — a 52-point spread inside the same city → Houses averaged 127 days on market over the past year, and 23 in the last 90 days → Vacancy is 0.2%, effectively no empty houses → Weekly rents rose from $300 to $350, up nearly 17% → 90-day median house price is $600,000 → New supply over six months was 33 dwellings, or 0.3% of stock → Headline yield sits at 4.3% This is a buy for growth, not income. Tamworth has the demand, scarcity and rent growth to support price momentum, but the market trades thin, so you need to be selective and use proper data when negotiating. Stick to South, East and North Tamworth; West Tamworth needs a much sharper price. Download our no-cost Top Five Markets Report 2026 → https://ripe.house/4ydeXTA Want your suburb checked next? Two regional cities 1,500 kilometres apart, and both of their core pockets score 96, top 4% of every suburb in Australia, and that is where the similarity ends. One of them sells houses in 23 days, the other takes 118, one has rents up $50 a week in a year, the other's rents are falling, and here's the part you won't expect. The city with the 7.9% yield is the one I'm going to tell you to be careful with. A viewer asked for Tamworth versus Bundaberg. Let's settle it properly. One thing you need to know about regional cities first, on the map they're not one market, they fragment into pockets, and we score the pockets. For Tamworth, the core residential pocket is South Tamworth, 96. For Bundaberg, it's Bundaberg South, also 96. It's raw rank three in the entire country. And an honesty flag before we start, Tamworth trades thin, roughly 13 house sales a quarter in that pocket, so I'll stick to the numbers we can stand behind and I'll tell you when the sample is small. No made-up precision on this channel. Tamworth, the capital of New England, a genuine regional hub, and here's what jumps out of the system. Three of its four residential pockets, South, East and North Tamworth, all score 96. The fourth, West Tamworth, scores 44. Same city, one river, a 52-point spread. Pockets matter even inside a 96 city, you have to remember that, when an agent says Tamworth's hot. Almost half the homes here are owner-occupied, which keeps the floor solid. Now, the demand picture, and this is where Tamworth gets loud. Houses averaged 127 days on market over the past year. In the last 90 days, 23. That is a market snapping from sleepy to hot inside a year. Vacancy, 0.2%. Effectively, no empty houses in town. Weekly rents jumped from $300 to $350, up nearly 17%. Unemployment, 5.8%. Incomes growing 6.2% a year. Every demand needle is pointing the same direction. Prices are following. The 90-day median sits at $600,000, and it's stair-stepped there. $5.45 in April, $5.45 in May, then a 10% jump into June. Meanwhile, new supply over six months was 33 dwellings. 0.3% of the entire stock. There is nothing new to buy, and everyone wants in. The trade-off, the headline yield is 4.3% across all property, and compressing as prices run. Tamworth is a momentum market. You're buying the growth, not the income. Bundaberg. Wide Bay Coast, four hours north of Brisbane. Its scored pocket, Bundaberg South, ranks 96, raw rank three in the country. Now a price honesty moment. You'll see a headline median around $520,000. The real number for houses in this pocket is about $200,000. The headline blends in commercial and mixed stock. We show you the difference because that gap is exactly where bad property decisions get made. Also worth knowing, only 38% of homes here are owner-occupied. This is investor country, and here's why investors circle it. The yield is a monster, and it's real. 7.87% gross on houses over the year, $287.50 a week on a $200,000 house. You can check that arithmetic it holds. That's a top 1% to 2% yield nationally, and credit where it's due. Bundaberg's population is growing at 3.7% over three years and accelerating double Tamworth's rate. There is a genuine bull case here. But before I give you the but, a quick pause because it matters. This head-to-head is a two market slice of what our five market environments report does for the whole country. The five environments we'd actually put money into in 2026.
