1.7%, Coomera's tightest vacancy in 22 months, while another suburb had its rent frozen at exactly the same price for 15 months. One suburb scores 97, one scores 70. The rent-free suburb just hit its highest score since April. Clarkson, Epping, Coomera, the freeze, the break, and the fortress. And the biggest surprise is not the one with the perfect staircase. Welcome to The Suburb Showdown. I'm Jacob from Ripe House Advisory. Property investment is a science, not a vibe, not a hot tip. Every suburb goes through the same four layers of research. Macro, LGA, suburb fundamentals, and street-level data. Three viewer-requested suburbs went in. We count them down from worst to best. Today's requesters are from the picky follow list. And today's episode gives us three moments in the rent cycle. A freeze that damaged the numbers, a freeze that has broken, and a rental market behaving like a fortress. Subscribe if you want tomorrow's three first. Four layers, macro, the national picture, LGA, the council area where the jobs and the building approvals live, suburb, the actual market you're buying into, and street, because two houses 800 metres apart can be completely different investments. Most people stop at layer three. The money is in layer four. Three face-down cards, 70, 93, 97. 27 points between first and last. Two of these suburbs boomed the exact same 31%. The score treated them completely differently. We start at the bottom in Perth's north. Suburb number three, Clarkson, Western Australia, postcode 6030. Clarkson is in Wanneroo City Council. 109 people on picky are following this suburb right now. And after tonight, they will know what drove a 43-point collapse in the R-score from 93 to 50, and whether the bounce back is real. Start with Wanneroo City Council. Supply is in the third percentile, 53.67 approvals for every thousand existing dwellings. That is an extreme build pipeline. Population growth is in the 95th percentile, up 15.66% over five years. That is the classic scissors, fast population growth on one side, a heavy construction pipeline on the other, and Clarkson caught in the middle. The council also sits in the 82nd percentile for projects, the 74th percentile for employment diversity, and the council R-score is in the 70th percentile. Now, the suburb itself. Clarkson sold for $915,000 in July. That is the current all-time high, up 30.7% from $700,000 in October 2024. The price has been running hard, but the yield has been moving the other way, 4.83% down to 4.21%. That is a fall of 62 basis points over 22 months. Vacancy is 1.1% in July. It was 1.6% in June, so the rental market has tightened sharply. Days on market for rent, 13 days. Owner occupied 55%, public housing 2.87%, 184 sales in the past 12 months. So the headline is powerful, a record price-tight vacancy and a decent-looking yield. But the mechanism is what happened to rent while the price was running. Look at the buy side first. The median sold price climbed from $700,000 in October 2024 to $920,000 in June 2026, the peak at that point, and then eased to $915,000 in July. That is still an all-time high for July and 22% growth year-on-year. Now watch the R score. It peaked at 93 in May 2025. Then it fell to 50 in March 2026. The latest reading is 70. The 18-month mean is 75.0, 43 points down from the peak, 20 points back from the low. The rent chart explains the collapse. Rent sat at $650 a week from October 2024 through May 2025. Eight consecutive months, exac
