three suburbs, three states. You asked for all of them, so today we rate them head to head. One of these scores in the 99th percentile nationally, higher than 99% of the 15,000 suburbs are system tracks. And it's the one the insurance companies don't want to touch. Mandurah, Glen Waverley, South Lismore, worst to first. Let's go. Quick set up, because this is a new daily show and this framework is what makes it work. Every suburb we rate goes through the same unsentimental process. Five demand drivers on one side, employment, projects, lifestyle, population. Subtract the one supply constraint. What's left is all that matters. We call it opportunity. Then we run four layers of research. Macro, LGA, suburb, street, top down, never bottom up. Because the best street and a bad LGA is still a bad buy. Today's three suburbs came from viewers Albie384, Rob Lee and Alexandra. One of these requests has been waiting since June. So, Alexandra, this one's for you. Coming in third, and this might surprise the West Australians, Mandurah. 52 out of 100, mid pack nationally. But hang on, because the story is better than the score. Mandurah is a coastal city about 72 kilometres south of Perth, end of the train line, estuary, lifestyle, dolphin watching territory. Our viewer Albie384 asked for this one, and the numbers are genuinely interesting because they tell two completely different stories, depending on which number you look at first. Let's start at the LGA level, the city of Mandurah. Four metrics against the national average. Employment sits at the 38th percentile. That's below average, and the 10.9% unemployment rate confirms it. This is a tourism and services economy with a large retiree population, not a jobs engine. Supply pipeline is at the 62nd percentile, slightly above average. 210 active listings and softening absorption. There's stock available, and that's a cap on capital growth. Population growth is the bright spot, 88th percentile, up 7.5% in three years, the strongest population momentum of today's three suburbs. Perth's boom has rolled south and people are following the affordability. Major projects at the 65th percentile, the train terminus, marina precinct and Peel health campus give it infrastructure anchors, but nothing on the scale of a major new employment hub. What happens at the LGA level here is mixed. Strong population tailwind, below average employment base, slightly elevated supply. That mix flows directly down into the suburb numbers we're about to see. The suburb fundamentals confirm a split personality. Median house is $660,000 on a 365 day rolling basis, 50% cheaper than Glen Waverley, 50% more than South Lismore, right in the middle. Price growth is the headline, plus 15.4% in 12 months from $650,000 to $750,000 by May. That's the strongest growth of the three. Yield is 4.06%, decent, not spectacular. Vacancy at 3.5% and rising from 2.4%, that's a warning sign. Days on market averages 76 days on the 365 day rolling measure. 23 house sales in 12 months, thin but not zero. And the red flag, 29% owner occupied. That means the majority of the suburb is rental or investor stock. Not a community that roots people in place. The trend charts tell the real Mandera story. On the buy side, sold prices have run from $610,000 to $750,000 in 12 months. A clean up trend and the market kept paying more every quarter. But look at the R score, it crashed from 88 in November to 34 by March. That is the largest single score collapse we
