Lavington vs Cairns City vs Melton: One Scores 87/100

All three broke — one stalled, one has barely started climbing, and one is almost all the way back. Tonight's countdown order is the recovery order.

Analysis & Transcript Highlights

Three suburbs. Three former ninety-scorers. All three broke — one stalled, one has barely started climbing, and one is almost all the way back. Tonight's countdown order is the recovery order. Lavington NSW opens the board with a stall that's now nine months old — the rent hasn't moved in twelve. Cairns City QLD gives us the most honest data segment we've ever aired: the unit price series is empty and the house series is three sales, so we mark it NOT VERIFIED rather than guess a number. And Melton VIC closes it out — 33 points climbed in two months, while its own price fell $30,000. Rated the same way every day: four layers of research — macro, council (LGA), suburb, then street — on real data, never a guess. 📊 CHAPTERS 00:00 Cold open 01:06 Property selection is a science + 4 layers of research 01:23 Suburb #3: Lavington, NSW 06:32 Leaderboard update 06:48 Suburb #2: Cairns City, QLD 10:53 Leaderboard update 11:07 Suburb #1: Melton, VIC 15:53 Final leaderboard 16:00 Finale — podium, investor-type verdicts & CTA 🏆 TONIGHT'S RESULTS Lavington, NSW — R-Score 65 (3rd) Cairns City, QLD — R-Score 83 (2nd) Melton, VIC — R-Score 87 (Winner) 🎯 THE VERDICTS BY BUYER TYPE Growth buyer — Melton Owner-occupier — Lavington Yield buyer — none of the above 📥 Get the full research method behind these ratings, plus our current Boom Locations report: ripe.house/showdown-ep23 💬 Drop your suburb in the comments — three get rated every single day. ⚠️ General information only. Three suburbs, three former 90 scorers, all three broke, one stalled, one just started climbing, and one is almost all the way back. Lavington, New South Wales, Cannes City, Queensland, Melton, Victoria. The countdown order tonight is the recovery order and it is not the order you'd expect. Property investment is a science, not a vibe, not a hot tip, a science. Every suburb we rate goes through four layers of research. The macro economy, the council area, the LBGEA, the suburb itself, and the street. Tonight's three come from a different place than usual. Nobody requested them in the comments because right now the request queue is empty. So we went to the next best signal. The most followed suburbs on Picky that this show has never rated. Three states, three very different markets, one shared shape, all three were 90 plus suburbs inside the last 15 months and all three broke. If you want tomorrow's episode to be your suburb, drop it in the comments. Three get rated every day and subscribers see the data first. Four layers, macro, the national picture, LGA, the council area where the jobs and the building approvals live, suburb, the actual market you're buying into, and street because two houses 800 metres apart can be completely different investments. Most people stop at layer three, the money is in layer four. Suburb number three, Lavington, New South Wales, postcode 2641. It sits on the northern edge of Albury, right on the New South Wales, Victoria border, 92, 96, 97. And that was Lavington's R score at the start of 2025. Then in one month, it lost 43 points, 90 to 47. The fourth biggest single month fall this show has ever aired. That was nine months ago. Here's where it gets interesting. It still hasn't come back. Layer one and two, the council, Albury City, 15 suburbs, about 60,000 people, employment diversity, 75th percentile. This is a classic regional hub economy. Healthcare is 17% of jobs, retail 13, accommodation and food nine, education nine. Not a one industry town, population growth, 74th percentile, up 7.3% over five years, steady supply, 25th percentile tightness, 399 approvals in 12 months, 17 per thousand dwellings. The council is not flooding anything and projects 84th percentile, $211 million of non-residential approvals, about three and a half thousand per head. Overall, Albury City scores in the 84th percentile of the 544 councils we track. So the council is fine. Remember that whatever stalled Lavington, it wasn't the council, it was the rent. The suburb itself, median house price, $670,000 up 19.6% on a year ago. And it's held a plateau between 650 and 675 for seven straight months. Yield 4.04%, vacancy 2.7%, days on market 16, still fast. Owner occupiers 49%, investors 30, public housing 2.4, 130 sales in the 12 months to June, a real countable market. Population 12 and a half thousand, median age 40, median household income $1,185 a week. And on the ABS socioeconomic scale, DeSio one on all four indices. The most disadvantaged card you can draw. Two charts. First, the score itself, 18 months of the Lavington R score. Look at the wall, 92, 96, 97, sitting 85 or better for nine straight months. Then the cliff, October to November 2025, 90 to 47, and then nine months of nothing, 60, 70, 60, 63, 61, 59, 62, 65. The recovery that stalled. Second chart. Why? The rent line and the yield line. Rent 4.80 a week in late 2024, 5.20 by July 2025. And then it just stops. 12 months, 0% growth. The rent has not moved in a yea
