$410,000. That is how far below its neighbours, one of tonight's suburbs, sold in August. $395,000 under one beach, $410,000 under the next. And 12 months earlier, it was dearer than both. Its house price fell 29.8% in a year on 24 sales. And it scores 76, the top of tonight's card. Cannonvale, Kingsville, Emerald Beach, the cheapest house tonight, carries the highest yield in an asking price $279,000 above what sells. The dearest fell 12.9%. And all three scores dropped in August while every raw score rose. The viewer was right about the discount. Tonight is about the date on it. Welcome, I'm Jacob from Ripe House Advisory. Property investment is a science. And tonight's experiment is about dates. A price tag in a shop window tells you what a seller wants today. A price tag on a signed contract tells you what a buyer actually paid and when. The score only reads the second kind. And it reads the date. Tonight, one window price far above its contracts, one price that went round trip, and one discount that did not exist a year ago. Same four layers every time, macro, council, suburb, street. And tonight, all three suburbs are real requests. And all three were told the same thing. You're on the list. Stephen asked for Kingsville in Melbourne's inner west. Jake asked for Cannonvale in the Whitsundays. And a viewer asked for Emerald Beach on the Coffs Coast with a claim attached that it sells for $100,000 or more below Moonee Beach and Sapphire Beach. Tonight, the list gets cleared for the Kalman Sims. And the claim gets checked. Subscribe if you want your suburb rated with the same street-level intelligence the professionals pay for. Three get rated every day. And hold one fact until the second scoreboard. Every score on tonight's card fell in August and every raw score rose. Two of them fell 24 points each without getting worse. By the podium, you will know why. And you will know why the winner's raw score jumped further than the other two combined. Suburb number three, Cannonvale, Queensland, postcode 4802 in the Whitsunday council. Jake's request, 6.89 square kilometres and the cheapest house on the card, a median of $870,000. Up 2.5% in 12 months, 7.2% below its March peak. The highest yield tonight, 5.38% on the highest rent, $900 a week. 12 days on market, the fastest. 195 sales in a year, the deepest market tonight. And it scores 67. Now look at the window. Same four layers, here's what changed. The Whitsunday council has the strongest fundamentals on the card. Employment diversity at the 91st percentile, led by accommodation and food at 17%. Population up 11.51% in five years, the 89th. Project spend per person at the 83rd. And yet its average suburb score sits at the 33rd percentile the weakest tonight across 55 suburbs. Cannonvale's raw score is far above that average. A standout inside a weak scoring council. The fundamentals houses tonight and all night. And honesty first, no census record exists for this suburb. So no population and no income tonight, tenure only. Median sold 870,000. Asking median $1,149,279 above what buyers are paying. Why the gap is that wide? The data does not say. Rent 900 a week up 12.5% in a year. Gross yield 5.38 up 48 basis points, the highest on the card. Vacancy 2.4, 12 days on market. Days of supply 59 up from 24 in May. 195 sales in 12 months against 252 the year before. Down 22.6%, 36% owner occupied. The lowest tonight, 34% investor, 1.26% public housing and 28% of dwellings in neither column. T
