6.4 per cent of one suburb's rental homes are sitting empty, the highest vacancy on tonight's card, and its rent is down 5 per cent. It wins the night with 72, the suburb with the highest yield on the card, 4.06 per cent, posts 67 on 25 sales in 12 months. West Hobart, Pacific Paradise, Werribee, the winner is at least $425,000 cheaper than either rival. Every rental number it owns is the worst of the three and all three scores fell in the August print. The score is reading something the street cannot show you. Welcome, I'm Jacob from Ripe House Advisory. Property investment is a science and tonight's experiment tests one idea. The street is the boat and the council is the tide. You inspect the boat, rent, vacancy, days on market. The score also reads the tide, who is arriving, who is hiring, what is being built. Tonight the roughest boat on the card is sitting on the strongest tide. Same four layers every time, macro, council, suburb, street, and tonight all three suburbs are real requests. Richie has asked for Pacific Paradise five times with a duplex question and I will answer it with data including where the data runs out. Kevin asked for Werribee and I promised a deep dive, tonight you get it. And Stephen asked for West Hobart, you asked, tonight they get rated. Subscribe if you want your suburb rated with the same street level intelligence the professionals pay for. Three get rated every day and hold one number until the second scoreboard, $5,000. Two of tonight's suburbs are $5,000 apart in price and 23 points apart in score. By the podium you'll know why. Suburb number three, West Hobart, Tasmania in the city of Hobart at Stephen's request. 4.07 square kilometers of hillside above the city and it has just printed a record, a house median of $1,115,000 in August, up 23.9% in 12 months. Houses sell here in eight days, the fastest on the card and it scores 44. The boat is immaculate, watch the tide. One sentence on the council, same four layers, here's what changed. Hobart is not growing, five-year population growth of minus 0.62%, the 13th percentile and only 155 dwellings approved in a year, 6.51 per thousand existing homes. Thin supply but no new demand to absorb it, scarcity without growth, the tide here is going out. The fundamentals, houses, tonight and all night and honesty first, no census record exists for this suburb so no population and no income figure tonight, tenure only. Median sold $1,115,000 at its peak, rent $690 a week, up 15% over the window but flat since the middle of last year, gross yield $3.22, a series low down 80 basis points in 12 months, the lowest on the card, vacancy 1.5%, eight days on market, 72 sales in 12 months, the depth receipt not a direction claim, 54% owner occupied, 29% investor. The buy side chart is the boat, the sold line climbs from 940,000 to a record 1,115,000 and underneath it, the score line goes nowhere. 16 of 19 prints at 50 or below, a peak of 58 in April, 44 now, the rent side shows why the rent reached $695 by July last year and has sat there since while the price kept running. So the yield fell from 4.02 to 3.22, 80 basis points in a year, the rent stopped, the price didn't. Street level, 4.07 square kilometres, one of 16 suburbs in the council. The sold price map separates the higher priced streets from the lower entry pockets still under the record median. The yield map at 3.22, almost nothing here, clears 4%. The streets that come closest are the lower entry ones, want the
