3.38 times the price, half the yield, the identical score, a $760,000 house on Melbourne's northwest edge and a $2.565 million house on Sydney's upper north shore. Both walk out of the ripe house engine tonight with the same number, 80, the first dead heat in this show's history. Eagleby, Sunbury, Cherrybrook, one earned its 80 through volume, one earned it through scarcity, the third let its price do all the work and fell 41 points in a month. Welcome to the Suburb Showdown, I'm Jacob from Ripe House Advisory. Property investment is a science, every suburb goes through the same four layers of research, macro, council, suburb fundamentals and street level data. Tonight, two opposite roads print the same R score, volume and scarcity. Subscribe if you want your suburb rated with the same street level intelligence every day, four layers, macro, the national picture, council, where jobs and approvals live, suburb, the market you are buying and street because two houses 800 metres apart can be completely different investments. Three face down cards, 45, 80, 80, two of these suburbs print the same score through opposite mechanisms. We start at the bottom in Queensland. Suburb number three, Eagleby, Queensland, postcode 4207, it printed 86 in July before falling to 45 in August. The price rose 37.5% in 22 months to 935,000. Nothing failed in the rental market. Watch what the price did instead. One sentence on the council, Logan has real demand, population growth at the 97th percentile and major projects at the 91st, but it builds at the fifth percentile for supply restraint, 44.17 approvals per thousand existing homes, 4,855 in a year. The demand is real and the next supply wave can repeat the arithmetic in reverse. The fundamentals, houses, median sold 935,000 up 37.5%. Rent $620 a week up 12.7%. Gross yield 3.45 down 76 basis points. Vacancy 1.1%. Buyers are paying 66,000 over the 869,000 asking median. Days of supply doubled from 45 in May to 94 in August. 222 sales in 12 months, 100% postcode purity, 43% owner occupied, 36% investor, 5.6% public housing. The rent is healthy. The price broke the score. The buy side chart is the asking versus sold gap. 869 sellers guide, 935 buyers price, 66,000 over. Days of supply doubled underneath it. The rent side chart is the episode in one panel. Rent up from 550 to 620, while yield fell from 4.38 at its peak to 3.45. The rent went up and the yield still collapsed. Street level 13.82 square kilometers. The sole price map separates the established owner core from investor heavy pockets. The yield map is strongest in lower entry streets, but 3.45 is thin after a 37.5% price run. 43% owner occupied and 36% investor want the stable owner core and be careful where investor concentration meets the next supply wave. The street layer tells you where to be selective. The verdict, yield crushed 76 basis points, days of supply doubled, and the score fell from 86 to 45 while the price rose. This is not a broken suburb. 1.1% vacancy and 620 rent are the healthiest rental fundamentals on the card. It is a price verdict. 37.5% bought a thinner yield and Logan still builds at the fifth percentile. Eagleby took the price door and the engine shut it. Eagleby takes 45. The price did all the moving and the score sent the bill. Suburb number two sits in a council that builds even faster than Logan, but this time it is the tenants paying first. Melbourne's Northwest. Suburb number two, Sunbury, Victoria, postcode 3429, vac
