One Victorian town just put on 43.9% in a single year. 10 years ago, houses there sold for $161,000. Today, the median is 511,000 and a viewer asked us to look at it, so we did. That town is Morwell. And this video exists because of a comment. John Corcoran asked for it under a recent video. So this one's for you, John. But Morwell only makes sense as part of Latrobe City, the Latrobe Valley, 75,000 people and Australia's energy transition ground zero. So we're going bigger. Every town in the LGA ranked for investors and stick around, the cheapest town in this valley has a 6% yield and almost nothing for rent. First, how we do this. Property selection is a science, not a guess. Employment, projects, lifestyle and population push demand up. New supply caps it. What's left is opportunity, the only number that matters. And in the Latrobe Valley, every one of those elements is moving at once. Most research stops at the suburb median. We go four layers deeper, LGA, suburb street, then the individual property. Why does that matter here? Inside one Morwell postcode, the top streets median is $947,000. The bottom streets, 265, 3.6 times apart in the same suburb. We'll show you those streets shortly. Here's the valley, Moe and Newborough in the west, Morwell in the centre, Traralgon in the east, Churchill to the south, Yallon north up top. The LGA median is 680,000, but that's Traralgon weighted. The real entry points run from 380 to 515,000. That flagship number is about 46% below Melbourne's 1.26 million and cheaper than Ballarat, Bendigo and Geelong. 10 year growth, 189%. Valley wide vacancy, just 1.7. Now, Morwell in 2016, the median was around $161,000, not a typo. Today, 511,000, that's 217% in 10 years and 43.9 in the last 12 months alone. Actual sold prices agree. The first half of 2026 posted 522 and a half thousand across 72 sales, $170,000 jump on the half before. This is the fastest market in the valley on real volume. But here's the fine print. Vacancy is 7.4%, the valley's highest. CFA decile one, the most disadvantaged band nationally and the smoothed index says 511, while the trailing 12 month sold median is 395. That gap is the speed of the run. The famous Morwell discount is closing in real time and yield has compressed to 4.27. High momentum, high friction, not set and forget. The street layer we promised, Palm Street, median 947,000 from only three sales, so small sample, but the pattern holds down the whole top 10. Christina Street, 265,000, 3.6 times apart, one postcode. In between, Wallace Street at around 587 is a sweet spot. In low, safer regional towns, the suburb median tells you almost nothing about the house you're actually buying. Quick pause, if you want your own shortlist built this way, we publish a free report, the five markets our research team is watching right now. Screened with this exact method, ripe.house slash five dash markets, link below, grab it, because Morwell is not the town we'd buy first. Traralgon is the Valley's big brother, 680,000 median, 312 sales a year, by far the most liquid. Vacancy, 3.5, safer to seal for the strongest here. The trade-off, the slowest 10 year growth at 134% and the lowest yield, 3.75. Park money here for safety and liquidity, not for returns. Moe, regular viewers know it's on our approved list, written at a 90 day median around 365,000. Today, 515, up 37% in a year, 198 over 10. The call was right. The entry price is gone. And our momentum score has cooled to 60, down fr
