Adelaide's clearance rate fell 35 points on a year ago to 39% on Domain's preliminary figures for the week to Saturday. Brisbane cleared just 21% as the cash rate target moved to 4.6%. When borrowing costs rise, bidders pull back first, sellers adjust their reserves later and today's two top suburbs are moving in opposite directions. The Reserve Bank's cash rate table read 4.35% on the 29th of September and 4.6% from the 30th, a rise of a quarter of a point. So the higher rate covered only Wednesday to Saturday of this clearance week. Across five capitals on our own aggregation of Domain's preliminary figures, 509 properties sold from 1,025 reported, that's 49.7%. Lowest was Brisbane, 22 sold from 103 reported, 21% against 47 a year ago. Now the peg, Domain's preliminary results, last updated Saturday the 3rd. In Adelaide, 29 properties sold from 75 reported. A year ago, Domain's comparison figure was 74%, that 35 point fall is the largest of the five capitals. Brisbane lost 26 points, Canberra 25, Sydney 19 and Melbourne just 10. Levels now, Melbourne 56%, Sydney 53, Adelaide and Canberra 39 each and Brisbane 21. That's a pricing gap between buyers and sellers, not a verdict on the homes. Where did the unsold results go? A pass in means the seller turned up and the room didn't reach the reserve. Adelaide passed in 39 of its 75 or 52%, Brisbane passed in 69 of 103, 67%, Canberra passed in 33%, Melbourne 29, Sydney 19. A withdrawal means the seller stepped back before the day. Sydney withdrew 87, about 28%, Adelaide withdrew just 7, about 9%. A pass in isn't a failed property, it's where negotiation starts. Two new suburbs today from our 30th of September snapshot. First, Acton Park in Tasmania's city of Clarence at the 98th percentile nationally. Yield 5.2%, vacancy 4.8 and nearly 98% of homes owner occupied. Turnover is thin, 13 sales in 12 months, every one above $950,000. Second, Allensford in Victoria's city of Warrnambool, also at the 98th percentile. Yield 5.41%, vacancy just 1.2 and almost 82% owner occupied. Thinner still, 9 sales in 12 months, the latest recorded in March. Four map layers each. Acton Park has 932 addresses across 41 streets at a 90-day rolling sold price of $1.2 million. Allensford has 1,066 addresses across 59 streets at a rolling sold price of $625,000. Its 12-month sales ran from $237,000 to $1.66 million. So check each lot. Neither registers public housing in our suburb profile. Always check the exact street. Here's the contrast I flagged at the top. Our engine's sold price signal points up for Acton Park and down for Allensford. Same top band, opposite direction. Acton Park leads on owners nearly 98% against almost 82. Allensford leads on rent, a slightly higher yield and vacancy at 1.2 against 4.8. A buyer who wants resale depth looks to owner occupiers. A buyer carrying dearer debt needs the rent to arrive. A caution, these are preliminary numbers. Canberra reported 33 of 40, scheduled about 83%. Adelaide, 75 of 95, about 79. Sydney, only 307 of 521, about 59%. Across the five, 490 scheduled results are not in the reported count. Sample size matters as much as the rate. Back to Adelaide. Domains reported median, there was 845,000 against 1.21 million in Brisbane. 39% on 75 results describes a cautious room, not a price index, with the cash rate at 4.6%. Patient, well-researched buyers can use that pause to negotiate. A property passed in last week may still be worth buying. A top percentile suburb can st
