4.6% Cash Rate: Brisbane Clearance Falls to 21%
Analysis & Transcript Highlights
The cash rate moved to 4.6%, but the bigger signal is the split in the auction room: Brisbane cleared just 21%, while Melbourne led the five capitals at 56%. • Across five capitals, 509 of 1,025 reported properties sold: 49.7%. • Melbourne’s 56% came from 283 of 507 reported results, down from 66 a year ago. • Brisbane recorded 22 sales from 103 reported results, down from 47 a year ago; 67% passed in. • Nicholls Point and Russell Island both sit at the 99th percentile, but their sold-price signals point in opposite directions. A passing-in is a negotiation point, not a verdict on the home. The real work is testing yield, vacancy, turnover and the exact street—especially when debt is dearer. On domains preliminary figures, Brisbane cleared just 21% of reported results in the week to Saturday as the cash rate target moved to 4.6%. Adelaide fell hardest on a year ago, down 35 points. When money gets dearer, bidders hold back before sellers lower their reserves. And today's two top suburbs are moving in opposite directions. The Reserve Bank's cash rate table shows the move. It read 4.35% on the 29th of September and 4.6% from Wednesday the 30th. So the higher rate covered only part of this clearance week. Across five capitals, on our own aggregation of domains preliminary figures, 509 properties sold from 1,025 reported. That's 49.7% and the strongest capital wasn't Sydney. Melbourne cleared 56%, 283 sold from 507 reported against 66 a year ago. Now the peg, domains preliminary clearance results updated Saturday. In Brisbane, 22 properties sold from 103 reported out of 145 scheduled. Every capital cleared less than a year ago. Melbourne 56%, down from 66. Sydney 53, down from 72. Adelaide and Canberra both 39, down from 74 and 64. And Brisbane 21, down from 47. Adelaide fell furthest 35 points. Melbourne leased 10. That's a pricing gap between buyers and sellers, not a verdict on the homes. Sydney withdrew 87 properties, about 28% of its reported results, but passed in only 58, about 19%. Brisbane withdrew just 12, yet passed in 69 of its 103 or 67%. Adelaide passed in 52%, Canberra 33 and Melbourne 29. In Sydney, many sellers stepped back before the day. In Brisbane and Adelaide, sellers turned up and met a thin room. A passing isn't a failed property. It's a reserve the room didn't reach and that's where negotiation starts. Two new suburbs today from our 30th of September snapshot. First, Nicholls Point in Victoria's rural city of Mildura at the 99th percentile nationally. Yield 4.59%, vacancy 3.2, and almost 87% of homes owner occupied. It's thinner on turnover, 27 sales in 12 months from 299,000 to 1.65 million. Second, Russell Island in Queensland's Redlands city, also at the 99th percentile. Yield 4.89%, vacancy 2.1, and 72% owner occupied. And real depth, 126 sales in 12 months. Four map layers each. Nicholls Point has 903 addresses across 35 streets at a 90 day rolling sold price of 725,000. Russell Island has 12,172 addresses across 474 streets for about 4,000 residents and a rolling sold price of 510,000. Its 12 month sales ran from 65,000 to 1.47 million. So check exactly what sits on each lot. The map is a prompt, not a verdict. Always check the exact street. Here's the contrast I flagged at the top. Our engine's sold price signal points down for Nicholls Point and up for Russell Island. Same top band, opposite direction. Nicholls Point leads on owners. Almost 87% owner occupied against 72. Russell Island leads on rent and turnover. A slightly higher yield, tighter vacancy at 2.1 against 3.2 and more than four times the sales. A buyer who wants resale depth looks to owner occupiers. A buyer carrying dearer debt needs the rent to arrive. A caution, these are preliminary numbers. Sydney's 53% rests on 307 reported results from 521 scheduled. Melbourne's 56 comes from 507 of 714. Adelaide's 39 comes from 75 and Canberra's from just 33. Sample size matters as much as the rate. Back to Brisbane, domains reported median. There was 1.21 million. 21% on 103 results describes a thin room, not a price index. With the cash rate at 4.6%, patient well-researched buyers can use that pause to negotiate.
