Three suburbs scored a perfect R100 on our tracking system this morning and the most expensive one is just $605,000. While the headlines tell you the market is softening from top to bottom, our R-score engine is flagging something completely different. Suburbs under $610,000 with owner-occupier rates above 69% and supply that's basically zero. These aren't the markets you hear about on the news. They're the ones Ripe House tracks that the headlines miss altogether and with the RBA countdown at 23 days to the August decision, these numbers matter more than ever. I'm Jacob Field, this is your Morning Brief. Here's what's actually happening. On Friday, CBA cut their three-year fixed rate to 5.49%. That's a 15 basis point cut. ANZ and NAB haven't moved yet but the signal is clear the banks are starting to price in an RBA cut. The media spin, rates coming down means the market's in trouble, prices are falling, investors should wait. Here's the problem with that take. We track over 14,000 suburbs in our R-score engine every single day and while the national headline numbers show cooling, the fundamentals underneath are telling a very different story in the pockets that actually matter for investors. Three suburbs just hit R100, the maximum score. Not R95, not R98. 100 out of 100. If you want this data first every morning, hit subscribe. We're dropping these daily at 7am. Now let me show you exactly what our system found. Our tracking flagged these three suburbs overnight and the numbers are worth your attention. First, Yerankwinty in New South Wales, R-score of 100, median sole price $575,000, 4.6% yield and 84% owner-occupier. Supply over the last year was just 0.02. That's essentially nothing coming onto the market. Second, Axidale in Victoria, also an R100, median $587,000, 5% yield and here's the standout, 91.5% owner-occupied. When 9 out of 10 homes are lived in by their owners, rental stock is incredibly hard to come by. Third, Malong in New South Wales, R-score of 97, median $545,000 and this is the number that stopped me, a vacancy rate of 0.5%, half of 1%. That's not tight, that's a lid sealed shut. We're going deep on Yerankwinty next. Let me take you street by street through Yerankwinty because this is where the real picture emerges and it's not what the postcode level data would tell you. Yerankwinty sits about 15 kilometres south of Wagga Wagga in the Riverina. The town has just over 900 residents but here's what matters, only two properties were supplied to the market in the last 12 months. Two, with 84% owner-occupier dominance, most homes never change hands and when they do, the data shows they transact fast at a median of $575,000. Our street level analysis reveals owner-occupier rates consistently above 80% across every street cluster. The social housing footprint is near zero, sold prices hold steady with very few distressed sales visible in the last two years of data and the yield layer, 4.6%, is actually solid for a town where nearly everyone owns their home. This is what a floor under your investment looks like, tight supply, deep owner- occupier base, no social housing pressure and a regional economy anchored by Wagga Wagga's infrastructure just 15 minutes away. These are the data points that never make the six o'clock news but they make the difference between buying blind and buying with a research edge.
