Gladstone, the city of Gladstone in Queensland. Should I buy a $550,000 house in Gladstone or is it already peaked? A viewer asked me exactly that last week, so I pulled the live data and the answer surprised me. Gladstone house prices are up 22.7% in the last 12 months, the highest rental yields of any comparable Queensland rental market and $4.7 billion of infrastructure. That's $74,000 for every single resident. But our own algorithm says the market has peaked. So who's right? The momentum or the warning? I'm going to count down the five suburbs I would actually buy in right now in this local government area, this city, including the number one that surprises most people and the two danger zones where the data says right now, stay away. Let's get into this. Here's the tension with Gladstone. It has a reputation, boom and bust, classic resources town, and it's an earned reputation. Now, the way we answer the only question that matters is this current run different is simple. Demand minus supply. Employment, infrastructure, population and lifestyle pull demand up. New builds push supply up. Price follows the gap. But Gladstone's reputation is real. 2010 to 2012 prices rose 38%. Then 2012 to 2015, sorry, lots of numbers, they fell 25%. People got burnt badly. So the question today is, is this time different? We're going LGA level down to the suburb down to the street, live transaction data, no guesses. Let's start with what drives Gladstone's economy. Gladstone is one of Australia's largest commodity export ports. Three LNG plants on Curtis Island, the Boyne Island aluminium smelter, one of the country's biggest. The port of Gladstone moves over 100 million tons a year, the largest single export port in Queensland by tonnage. Unemployment, this translates to unemployment of around 4%. An LNG plant operator can earn $150,000 plus in this remote market where median house prices are $540,000. That price to income ratio is dramatically better than Brisbane or Sydney. And here's the pivot, the hydrogen economy. The $4.7 billion H2 hub, 550 construction jobs, 140 permanent, hydrogen park operational since November 2024, Australia's first whole of city renewable hydrogen project. The other side, June 2025, Istanbul pulled support from the central Queensland hydrogen project, a real setback, but the H2 hub is a separate project moving forward. Either way, jobs, wages, and people who need homes. For me, the H2 hub, it's a $4.7 billion project, port upgrades, hundreds of millions. Gladstone Hospital, I like to see, I follow hospitals around the country, 42 million new schools, roads, community facilities. Here's a number to sit with, $4.7 billion divided by 63,500 residents. That's roughly $74,000 per person in new project spend. I've looked at every LGA across the country. That is one of the highest per capita infrastructure ratios in Australia. Compare Brisbane, diluted across 2.5 million people, Sydney, 5 million share the pie in Gladstone, 63,000 people get the full benefit. That money can create construction jobs, retail demand, permanent jobs, importantly, and people who buy homes and stay 20 years. Don't fight government and corporate policy. When $4.7 billion flows into a town of 63,000 people, even though there is some FIFO and obviously there's heavy spend there on the actual backbone of an industrial project, but that is still spread across a small population base, we definitely pay attention. Now, the population itself, 63,515 people
