Melbourne's Northern Corridor is running hot everywhere. Eight suburbs and every single one of them is selling houses in 15 to 17 days. But inside that corridor, there's a $355,000 gap between the cheapest door and the dearest. And here's the interesting part. The cheap one scores 86 out of 100. A viewer asked for Epping and quick disambiguation. Today is Epping, Victoria, 20 Ks north of Melbourne. If you meant Sydney's Epping, drop it in the comments. Victoria first is because this one's timely. The usual price honesty before anything else, Epping's blended headline, median, prints around 765. The real number, the median house sale over the last 90 days is 582,000. The blend drags in units and mixed stock. The house number is the one that matters and it's up from 562 across the year. Remember 582, it's about to look very cheap. The suburb, 20 Ks north of the CBD in the city of Wittalsea, 32,000 people at the last count in our system. And it grew 23% in the five years before that. Median age, 33, three people per dwelling. The highest household size you'll see outside brand new estates. 68% owner occupied household incomes around 1400 a week. One flag for the ledger, unemployment at 7.2%. This is a young family growth suburb with a working class spine. Now the demand engine, days on market across the year, 32, last 90 days, 15. The market has literally doubled its speed inside a quarter and that's the fastest in the corridor. Population growth, 11.3% over three years. It's nearly double its own prior trend and vendor discounting is about 1%, which means sellers are getting their asking prices. Buyers aren't negotiating in Epping right now, they're queuing. Here's the slide that makes this episode. The corridor, price ladder houses, last 90 days, Bundora, 9.20, Mill Park, 8.60, South Morang, 8.42, Laylaw, 8.10, Thomastown, 8.05, Craigieburn, 7.60 and Epping, 5.65 on the blended measure, 5.82 for houses. Every one of those suburbs is selling in 15 to 17 days. Same corridor, same train, same heat and Epping is 200 to $350,000 cheaper than its neighbours. That is the wedge. So why does Epping score 86 when Mill Park and Bundora score 94? Honest answer, supply and polish. Mill Park added 18 dwellings in six months. So it's finished, locked, nothing new to buy. Epping added 270, about 2.7% of its stock. That's moderate and it's being absorbed but it's not scarcity. Vacancy tells the same story, tied at 1.7% though it's drifted a touch looser this quarter and the yield, three and a half in this corridor normal, nothing more. Epping is the value play, not the finished article. That's exactly why it's cheaper. Quick beat because if corridor maths is your thing, this is for you. Our five market environments report runs this exact analysis, scores, supply, price letters and across the whole country and names the five environments we'd actually deploy into this year, free every number shown, links on screen and in the description. One more corridor lesson and then the verdict. Because the corridor has a cautionary tale and it's 10 minutes west. Cray G Byrne, same northern growth story on paper and it scores 57. Why? 868 new dwellings in six months, more than three times Epping's rate and vacancy at 4.3% against Epping's 1.7. Same corridor, same demand wave, drowned in supply. That contrast is the entire game in growth corridors. Demand is everywhere, scarcity is not. Epping sits on the right side of that line. Cray G Byrne for now doesn't. The rent
