Nine Victorian markets head to head, four from Melbourne's South East Growth Corridor, Berwick, Cranborne North, Hampton Park and Narree Warren. Five regional Ballarat, Bendigo, Shepparton, Warrnambool and Wodonga. A viewer named Stu asked for this exact comparison and it's a beauty because the data splits these two groups almost perfectly. Every Casey suburb yields under 3.9 percent. Every regional market yields over four and a half. But here's what the yield line doesn't tell you. One of these nine ranks in the top one percent of every suburb in Australia and I'd bet money it's not the one you'd guess. And two of them rank in the bottom half of the entire country. Let's run all nine through the system. Ground rules quickly. Every market gets the same treatment. It's our score where it ranks against every suburb in the country on growth drivers, yield vacancy and supply plus the raw numbers underneath. Two honesty notes before we start. Hampton Park isn't currently in our ranked set, so I'll cover it through its track neighbours. No made up numbers on this channel. And for Ballarat and Bendigo, we rank a true suburb level. Ballarat East and North Bendigo because you don't buy a city, you buy a street in a suburb. That distinction is about to matter a lot. First, the corridor. Casey sits 40 to 45 kilometres south east of Melbourne and it is a population machine. Every track suburb here is growing faster than it was three years ago. Household incomes run $1,400 to $1,600 a week, 30 to 60 percent higher than the regional markets in this video. The corridor's growth story is real. The question is what you pay for it. Berwick, our score 80, top 20 percent of the country. The rolling year median house is $690,000, but the last 90 days printed $785,000. Population growth, 12.4 percent over three years at the biggest in this video and accelerating. Now the flag. Berwick added 498 dwellings in six months, 7.7 percent of its entire stock, the highest supply rate of the nine, and the yield is 3.01 percent, the lowest of the nine. Verdict, real growth, fully priced for it, and watch that supply pipeline. Cranbourne North, our score 96 and top 4 percent of Australia, median house $735,000, houses sell in 17 days, yield 3.83, the best in Casey, which tells you something about Casey. Here's the number I care about. New supply is just 3.7 percent of stock, less than half of Berwick's rate, while the population grows 9.8 percent a year and accelerating and houses clear in 17 days. Demand is absorbing everything this corner of the corridor builds. Vacancy is the watch item, 3 percent over the year, the highest of the nine, but the last 90 days it tightened to two and a half. Verdict, the corridor pick. Nary Warren, our score 60, fine, not special, median house $740,000, yield 3.61, population growing 7.4 percent and accelerating, but look at discounting. Vendors are giving up 4.7 percent off, asking the highest in Casey, and houses take 26 days to sell against 17 next door. The market's telling you there's room to negotiate. Verdict, middle of the pack, pay less or pass. Hampton Park, straight up, it's not in our ranked set right now and I won't invent a score, but its neighbours are Nary Warren next door, 60, Cranbourne North, 96 and Cranbourne West, which we covered two days ago, 96. The corridor around Hampton Park is genuinely strong with entry under 700,000. Stew, when it lands in the system, I'll give you the number. So that's Casey, real, acceler
