Perth investors are paying 49 per cent more for half the yield, $605,000, 4.9 per cent yield, 0.9 per cent vacancy. That is Withers, 90 minutes south of Perth in Bunbury, WA. A viewer asked us to investigate this city. Peter, this one is for you. We have analysed all 12 suburbs. Stay until the end. The most dangerous one in the LGA might surprise you. Here is Bunbury, 175 kilometres south of Perth, water on three sides, Coombina Bay, Leschenold Inlet, Indian Ocean, WA's third largest city, 74,000 people in the city LGA, over 100,000 in Greater Bunbury, bulk export port, bauxite, grain, mineral sands, regional headquarters for the southwest, university campus, hospital precinct, tourism hub. This is not a one industry town. That diversity is the foundation of its property market. First, how we analyse a market. Property selection is a science. Employment drives demand. Projects fund it. Lifestyle and population sustain it. New supply is the cap. The residual, so what is left after supply is subtracted from demand, is the only number that matters. In Bunbury, every one of those elements is moving right now. We will take you through each. We go four layers deep. LGA, suburb, street, then the individual property. Why this matters in Bunbury, the R-score spread inside this LGA is 90 percentage points. Pelican Point sits at the 95th percentile nationally. Vitoria sits at the fifth. Two suburbs, same postcode region, a 90 point gap. Pick the wrong suburb inside the right LGA and you lose. The four layer method exists precisely to prevent that. The numbers, 12 suburbs with meaningful volume, entry level $600,000. Carey Park and Withers, mid-market $650,000 to $750,000. East Bunbury, South Bunbury, Usher, premium from $750,000 to over $1.1 million. Glen Iris, Pelican Point, College Grove, LGA average $680,000. That is 31% below Perth Metro's $900,000 median, same state, same economy. 31% cheaper. The yield story is Bunbury's strongest investor case. Withers, 4.9% yield, 0.9% vacancy. One of the tightest readings in regional WA Carey Park, 4.3%, vacancy under 2%. East Bunbury, yield up 11.5% as sold prices adjusted while rents held. This is a market recalibrating. For a buyer entering now, that dynamic is exactly what you want. Prices pull back slightly, yields recover infrastructure. The Bunbury Outer Ring Road, an $800 million freight bypass, has completed its first two stages. Stage three is in progress. This unlocks amenity across East Bunbury, Usher and South Bunbury as heavy trucks leave inner city streets. The Bunbury Regional Hospital redevelopment, $586 million. 1,000 construction jobs, 200 permanent healthcare positions. In a city of 74,000, that is a material demand injection for rental housing. Now the street level analysis, we have mapped every sale in Withers and East Bunbury, sold price, rental yield, owner-occupier mix and social housing concentration, four maps each. Let us start with Withers, the entry-level yield play. Withers sold prices by street, median around $605,000. The premium pocket, streets near the inlet commanding $750,000 plus. The value pocket, industrial fringe streets closer to $500,000. 64th percentile nationally delivering a 4.9% yield. You know, the street you pick determines whether you get capital growth or just income. Rental yield by street. The best streets touch 5.3% gross. The lowest still deliver 4.3%. Every street in Withers generates yield above the Perth metro average and with vacancy at 0.9%, that
