One viewer sent us two suburbs more than 1,000 kilometres apart, Brisbane's north, an established bayside suburb developed over six decades, and a brand new greenfield estate on the western fringe of Port Macquarie, Bracken Ridge versus Thrompster, two markets, two completely different risk profiles, one verdict each. Let's settle this. Here's what today's deep dive covers. First the science, because property selection is a science, not a guess. Then Bracken Ridge, price trajectory, rental data, supply picture, and exactly who should buy there. Then Thrompster. What the data actually says, the risk nobody's talking about, and the right entry strategy if you do commit. Then a head-to-head scorecard, two verdicts, no fence sitting. Property investment is a science, not a guess. At Ripe House Advisory we measure six factors. Four on the demand side, employment, major projects, lifestyle and population. One on the supply side, new dwelling stock, the residual is the opportunity score. The property market we analyse runs through this formula. At Ripe House Advisory our property selection process runs four layers. First, the LGA, which local government area has structural demand drivers, population growth, employment, infrastructure spend. Second, the suburb within that LGA, supply constraints, demographics, price velocity. Third, the street within that suburb, public housing percentage, amenity, proximity, sale history. And fourth, the specific property, condition, renovation potential, comparable sales. Today we go four layers deep on both markets. Bracken Ridge, postcode 4017, city of Brisbane and 19 kilometres north of the CBD. This is not a speculative market. It is a fully developed, fully inhabited suburb with a housing stock that goes back to the 1960s. Population around 17,500. Owner occupier rate of 75%, median household income of $1,580 a week. This is established family territory and the numbers confirm it. The price data, Bracken Ridge median house price as of mid-2026 sits at approximately $820,000. That is up from $520,000 in 2021, a 46% total gain over five years, three year compound annual growth of roughly 9%. The most important thing to understand is where that growth came from, not speculation. Supply constraint. This suburb cannot grow outward. Every block is taken. New supply means knockdown rebuild, and that is expensive. When supply is locked, demand wins. On the velocity side, median days on market, 22 days, vacancy rate 1%, rental yield 4.3%, median weekly rent for a house, $680. These are not the numbers of a suburb that's peaked. This is a market with active rental demand, fast moving sales, and no distress signal anywhere in the data. The vendor discount is sitting at 1.8%. Sellers are barely giving anything away. What drives Bracken Ridge beyond supply constraint? Four engines. Number one, the Gympie Arterial and Gateway Motorway give rapid CBD and airport access. This suburb sits at a critical intersection for Northern Brisbane. Number two, Bald Hills train station is two and a half kilometres north, directly linking to the Brisbane CBD. Number three, Hayes Inlet Conservation Park, wetlands, cycling, kayaking is a lifestyle driver that limits developable land on the eastern boundary. And number four, and this is a long game play, Brisbane 2032, Olympic infrastructure investment is flowing north. The Northern Corridor is in every planning document Council has published since 2021.
