Two Geelong suburbs, identical price points. One returns 17.2% in 12 months, the other 13.5%. Both are under $760,000, 7km from a CBD, but only one clears every layer of the ripe house method. Bell Park and Grovedale, both in Greater Geelong, Australia's fastest growing regional city, about an hour from Melbourne, home to 270,000 people, headquarters of the NDIS and WorkSafe Victoria, more than $500 million in infrastructure committed. Bell Park sits 6km north of the Geelong CBD, in a ring, 1960s and 70s brick homes on generous blocks. Grovedale is 7km southwest, anchored by Deakin University and the Surf Coast Highway to Torquay, both priced around $755,000 median, but the similarities end there. Before we pull the numbers apart, most research stops at the postcode. That's how people get burned. At Ripe House, we treat property selection as a science. Six variables, four demand drivers, the employment, projects, lifestyle, population, one supply constraint, new stock, and one residual opportunity. In Geelong, every demand driver is pushing the same direction. The ring road opened the northern suburbs to Melbourne commuters in under an hour, and new supply is tied in the established inner ring. The equation stays positive where it matters. Then we stack four layers, LGA, Greater Geelong, 270,000 people, one of the strongest regional economies in the country, suburb, our score against 15,286 suburbs, yield, vacancy, SEFA, growth, street, every sale map from raw coordinates, sold price by street, rental yield, owner-occupier share, social housing concentration. I've seen two streets in the same postcode priced three times apart. Property, live listings, pressure tested against our valuation. Let's run Bell Park and Grovedale through all four layers head to head. Round one, price and growth. Bell Park median, $756,000. Grovedale, 755,000, identical entry, but Bell Park was at 645,000 12 months ago, 17.2% growth. Grovedale was at 665,000, 13.5%. Bell Park added roughly $111,000 of equity in a year versus Grovedale's 90,000. Over five years, Bell Park up 28.8%, Grovedale 23.8%. Bell Park has compounded faster at every horizon. Round one, Bell Park. Round two, our score, our proprietary ranking of 15,186 suburbs on growth potential, yield, vacancy, and a dozen other signals. Bell Park scores 80 out of 100, top 20% nationally, same bracket as Ballarat Bendigo. Grovedale scores 72, still strong, still above the median, but eight points behind consistently for more than 12 months. That's a real signal. Round two, Bell Park. Round three, yield and vacancy, where Grovedale gets points back. Bell Park yield 3.51%, Grovedale 3.72%, small edge, about $1,600 a year, extra income on a $755,000 property. Vacancy, Bell Park 3.5%, Grovedale 3.3%. Deakin University, with over 7,000 students at Warren Ponds, creates consistent rental demand. Bell Park doesn't have in the same volume. Round three, Grovedale. Round four, CIFA, the biggest gap. Bell Park sits in CIFA Decile 2, lowest 20% nationally, working class, brick veneer, older stock. But here's the thing, low CIFA in a growth corridor is often where the upside lives. When $500 million of infrastructure flows in, when the ring road gives you a sub-60 minute Melbourne commute, when the NDIS brings 3,000 jobs, the gap between the CIFA score and the economic fundamentals closes. Grovedale is Decile 5, mid-range, already gentrified. Less re-rating potential. Round four, Bell Park. Let's go to the street leve
